The Rental Process

 Knowing the rental process I use will help you know what to expect and avoid surprises along the way.  My process is not different from that commonly followed by others.This page is for information only and is not binding and is subject to revision.

  1. The first step is to decide if you are interested in a room I have available.
  2. Upon deciding you are interested, download an Application Package for the room, or one of the rooms, you are interested in.
    1. Clicking on an Application Package download-link will prompt you to login if you are not already logged in. Login is required for downloading or uploading documents. This helps maintain the security of the website.
      1. Note 1: The only difference between the various room packages is in the lease where it states which room is being rented and the other rooms and areas of the house that are not being rented by that lease.
      2. Note 2: The sample lease is an exact copy of the actual lease except the added watermark to provide you with ample opportunity to review it before you are expected to sign it. The sample lease and house rules should be examined before filling out the application.
    2. Note 3: If you plan to upload your application and forms, you can leave your social security number blank for the time being for security reasons. I will contact you to get your Social Security Number if needed to process your application farther so credit reports can be pulled. The document upload system is secure, but I am adding an extra layer of security, to protect you, that other landlords do not use.
  3. Use the Contact Us form to express your interest in scheduling a viewing as you are filling out the Application Package. You may submit your completed Application Package in person when you view the house, instead of using the document upload feature of the website. The response you receive from your Contact Us message will include my contact information.
  4. If you choose to submit your application online, it must be in a PDF file. That is the only file format accepted by the upload system. Most printers with scanners can make PDF files. There are also phone apps that create a PDF file as you take photos of each page. This make the upload option viable for most people.
  5. If you decide to proceed with renting a room, your Social Security Number will be required at that point if not already provided and investigative reports will be obtained.
  6. Once your application is accepted, you will need to sign the lease agreement and required disclosures. Your ID will be photocopied to show I have done my due diligence to verify your ID.
  7. You can then give me a 4-digit numerical code for the front door lock, and it will be coded into the lock before your lease term begins. You will also receive your room key(s) before your term begins. You may move in and live there once your lease term begins.
